Questions for Buyers to ask Potential Neighbors
During your option period be sure to speak to neighbors. This is great due diligence. You may find things about the property that warrants you to terminate the contract.
Ask your future neighbors the following questions:
· What do you like the most about the subdivision?
· What do you like the least about the subdivision?
· What do you know about the subject property? Repairs, problems, owners reason for selling, etc.?
· If you could change one thing about the subdivision, what would it be?
· Is your street quite?
· Do you find the neighbors friendly?
· Has any flooding occurred on the street? If so, was it over the curb? What about the subject property? (Go back and double check the sellers disclosure notice, if there is a discrepancy, contact your agent.)
Questions for Sellers
Ask your agent the following:
· Has the agent sold properties in the area?
· Will the agent preview homes, prior to listing the home? Is the seller welcome to go?
· Will the agent hold open houses? (read more)
· If the agent holds open houses, how often?
· Other than MLS, where else will the agent advertise the property?
· Does the agent utilize all 16 photos on Har.com?
· Does the agent include comments under the photographs?
· Will the agent complete an in home book? Which includes: photos of the property, sellers disclosure, T 47 and survey, additional necessary addendums, and information regarding location.
· Will the agent utilize a yard sign?
· Will there be flyers on the yard sign, for any drive by consumers?
· How often are the flyer boxes filled.
